Clearfork Build to Suit — Concept


Bennett Benner Partners designed a three-story office building for a developer’s prospective client. The building uses the cost-effective advantages of tilt-wall construction while providing a contemporary aesthetic with a sleek curtain wall system and native stone at the building’s lobby, which would be shared with a future tenant. The tenant, a company with a culture of fitness and activity, inspired the program, which included an outdoor running trail, a parcourse loop, connections to the Trinity Trails, a bike shop for maintenance, an outdoor dining terrace, an events lawn for activities, as well as parking for food trucks.

Care was used to place the building and associated parking garage in a location to maximize views of the Trinity River and existing vegetation, while reducing exposure to sound and light from a gas well and future adjacent roadway.

The project also includes a parking garage as well as options for a Phase 2 additional building with an accompanying parking addition/expansion.
