The Chisholm Trail Mural Building Renovation — Fort Worth, Texas


Bennett Benner Partners completed the renovation of this historic building as part of the larger Sundance Square project. This handsome, well-detailed building at 400 Main Street, believed to be constructed circa 1902, was designed by German-born architect Ludwig Bernhardt (L.B.) Weinman (1867-1945), who practiced in Fort Worth.

The building has been renovated to varying degrees throughout its history, with a significant renovation in 1985 that included the addition of Richard Haas’ Chisolm Trail Mural. The mural attracts many tourists to Downtown Fort Worth and is arguably the most recognized and photographed building downtown, having served as backdrop for national broadcasts by ESPN for the 2011 Superbowl and 2014 Final Four.

The building underwent an additional partial renovation in 1990 and a full restoration in 2013, as part of a larger project transforming its block and the adjacent one into the beautiful and popular Sundance Square Plaza. The building now serves as the capstone of the Sundance Square development.

The structure of the building was stabilized with steel and a secondary concrete wall in the basement. Windows on the west façade and doors on the south side were placed appropriately as determined by the mural. The new windows were replaced with a historically appropriate profile aluminum frame with wood interlay. Doors were added on the south side of the building when the plaza was completed giving the tenants direct access into the plaza. The doors were added in appropriate places as defined by the mural.

The Chisholm Trail Mural Building pays homage to the city’s past, while serving as a backdrop for its present and future. It inspires an appreciation for our city’s heritage and character. The building now has a municipal Historic and Cultural Landmark designation. It is an example of how an old building can be carefully rehabilitated and thoughtfully woven into the modern urban fabric.
